This is truly a premiere piece of land in regard to city location, interchange/highway location and size. Although work and studies have been completed on all four parcels, the most work has been completed on Parcel 1.
Parcel #1 on the east side adjoining Ski Slide Road totals 33.27 acres.
As with all the Nicholson Land all buildings, homes, and outbuildings were demolished with proper permitting and well known contractors.
Adjoining this acreage on the east side of Ski Slide Road are well maintained middle class homes on approximately one acre sites in the municipality of La Belle Heights. “Highest and best use” of land is for commercial, retail and office. This may include emergency medical center, drug store, clothing, grocery, and banking.
Engineering studies reflected that land fill was necessary for commercial/retail building intended for the Parcel. Working in conjunction with the Department of Natural Resources, soil and wetland studies were completed as well as on-site supervision by the DNR and engineers represented by Nicholson once work began.
The DNR designated the very southwest corner of the property wetland or low land where water drains in a culvert from adjoining acreage and from a property owner to the south. (Please see Parcel 2 section) Parcel 1 had all topsoil scraped away and stored for subsequent usage. 130,000 cubic yards of clean dirt fill was trucked in from outside sources, and then graded with a zero percent grade. With completion of fill and grade, 12 inches of topsoil was delivered and graded out as mandated by the DNR.
Alternative usages for this parcel should be considered for highest and best use today; this may include assisted living home or corporate center.
