The Nicholson Land located in the Oconomowoc/Ixonia, Wisconsin, area is a premiere land holding. The Land adjoins the prestigious area of the City of Oconomowoc and its municipalities where some of the wealthiest people have come for years to vacation and live. The City of Oconomowoc is situated on three beautiful lakes: Lake La Belle, Fowler Lake and Oconomowoc Lake.
Milwaukee has expanded to the west making this a major center for development of residential, commercial and light industrial properties. Highway 16 and Interstate 94, the areas two major highways, lead west through Oconomowoc from Milwaukee. The Wisconsin Department of Transportation long needed a bypass around Oconomowoc. This bypass was approved in 1993 and funded in 2000. Construction on the freeways and western interchange began in 2004. This highway and western interchange and overpasses was the "most expensive" and "largest" in Wisconsin during 2004-2006. Final completion of the interchange was in 2007-2008 that included fencing, seeding and landscaping. Subsequent to the interchange completion the D.O.T. in conjunction with Oconomowoc improved and widened Wisconsin Ave. leading west out of Oconomowoc into the interchange access.
In 1993, Laurence and Paul Nicholson (brothers) acquired two adjoining farms spanning 192 acres. A portion of this land was selected by the Wisconsin Department of Transportation for this major interchange. The Nicholson's currently own all four sides of this interchange, a total of 135 net acres.
Laurence Nicholson has worked closely with the Department of Transportation on this project since 1993. Over $3 million in studies and land improvement have been completed on their land. The D.O.T. planned this western interchange to be the focal point for all traffic, north, south, west and central to the City of Oconomowoc.
The “Great Recession and banking crisis nearly stopped the home building in the area, as well as in most states. Today, moderate new home building in the area has begun.Although this interchange has been one of the largest projects in the state of Wisconsin, from a traffic count it is considered a secondary interchange. This can be viewed with pros and cons. The negative is traffic count. On the positive side there is topography, beauty and location. This land adjoins the very large State and County Rock River Conservancies. The Rock River is one of the largest rivers in Wisconsin. Another advantage to this location is the higher than average income of area residents. Many of the adjoining homes and subdivisions are on large lots with very nice homes. The area is treed with rolling hills that differs from the typical flat farmland around the state. All necessary utilities are adjoining or close to the Nicholson Land.
